The problem
The portfolio was strong, but demand came largely from portal sites: the same listing sat next to competitors and the competition ran on price alone. Direct demand through their own channel was almost non-existent.
The quality of incoming foreign enquiries was also unclear. Someone with genuine buying intent and someone merely asking a price landed in the same pool, and agents spent most of their time filtering.

Campaign structure by language and country
Russian, German and English campaigns were built separately. Search behaviour differs by language, so term sets and ad copy were written independently for each.

Landing pages by area and budget
Pages were built around how buyers actually search: location, budget range and property type. A visitor lands on something close to what they were looking for, not a generic portfolio list.

A WhatsApp flow that pre-qualifies
First contact is handled by automation, collecting budget, area and purchase timing up front. The lead that reaches an agent arrives already filtered and prioritised.

Lead recording and follow-up
Every lead is recorded with its source, language and status, making it visible which language and which area genuinely produce buyers — and budget shifts accordingly.
